Role Summary

URBN is looking for a highly motivated Lease Accountant with experience working, interpreting and analyzing information for lease and property expenses. An ideal person has the demonstrated ability to focus on preparation and analysis of monthly financial statements and administration and accounting for company leases.  This includes the preparation and review of journal entries under the ASC 842 standard, reconciling assigned general ledger accounts, and other ad hoc projects involving leases and property expenses.

Role Responsibilities

  • Manage prepaid lease expenses including processing of invoices in a timely manner and maintaining proper accounting records.
  • Prepare quarterly reconciliations of prepaid expenses for external reporting purposes
  • Point of contact for third party corporate insurance providers, including processing of insurance invoices in a timely manner
  • Manage allocation of corporate insurance policies and prepare annual budget down to an individual location level
  • Under general supervision, uphold the integrity of real estate portfolio data for assigned portfolio of locations within the company’s lease management system
  • Point of contact for landlords for assigned portfolio of stores, including sales reporting, rent payment inquiries, insurance requirements, etc.
  • Review and reconcile monthly statements from landlords. Research and resolve any discrepancies to reconcile accounts
  • Analyze landlord reconciliations of operating expenses including CAM, Real Estate Taxes, Utilities and Insurance in a timely manner. Confirm billing is in accordance with lease terms and conduct a thorough desktop audit including verifying the pro-rata share, credit for monthly escrows, and evaluate for reasonableness with prior period reconciliations.
  • Process payment/credit for annual reconciliations and property expense billings
  • Review monthly Profit & Loss statements and make appropriate accrual/accounting entries as needed. Provide narratives on variances to budgeted amounts for assigned stores to Property Team as well as brand leadership as needed
  • Ensure proper budgeting of lease-defined expenses for upcoming years
  • Review and validate Estoppel’s and SNDA’s along with assisting in the preparation of documents for legal review.
  • Maintain billing and AR collection for subtenants within assigned portfolio of stores
  • Coordinate proper documentation and other necessary information to collect Tenant Improvement Allowances for assigned stores
  • Respond to internal and external inquiries in a timely manner, maintaining professional and courteous relationship with coworkers and third parties
  • Other accounting duties to be assigned as needed

Role Qualifications

  • Bachelor's degree in Accounting required.
  • 1+ years of similar, progressive experience in Accounting, month-end closing procedures, reconciliation, and financial statement preparation.
  • Familiarity with lease accounting and processing journal entries.
  • Experience researching and documenting support for accounting conclusions.
  • Advanced proficiency in Microsoft Excel
  • Requires the ability to manage multiple projects and tasks effectively.
  • Strong problem-solving skills with ability to create alternative solutions and meet deadlines.
  • Proactive and self-motivated accounting professional, able to think independently
  • Ability to meet deadlines under pressure, commitment to timely task completion 
  • Ability to build relationships across multiple teams to foster collaboration
  • Ability to work in a fast-paced environment with a high level of attention to detail.
  • Willingness to adapt to changing business needs and deadlines.
